Terms
Up to a 25 year lease term with three, five (5) year options depending on the size of the development:
- 0 to 2500 sq. feet 25 year maximum term
- 2501 to 5000 square feet add one five (5) year option
- 5001 to 7500 square feet add two five (5) year options
- 7501 square feet and larger add three five (5) year options
Utilities
LESSEE is responsible for all costs of all connections and extensions of utilities from their current locations to and within the premises and all costs associated with the use of the utilities.
Inflation Indexing
Lease amounts will be adjusted annually using the California Consumer Price Index (all urban consumers, all items).
Site Requirements
LESSEE is required to lease, pave and maintain a minimum of twenty (20) feet of property on each side and back side of the hangar. LESSEE is required to lease, pave and maintain enough ramp area in front of the facility equal to the maximum door opening of the hangar. i.e. If the hangar door opening is sixty (60) feet, LESSEE must have sixty (60) feet of ramp space in front of the hangar.
